Get a compliance assessmentFree toolsThe Minimum Energy Efficiency Standards (MEES) Regulations (SI 2015/962, as amended) prohibit the letting of domestic and non-domestic properties in England and Wales below a minimum EPC rating.
For non-domestic (commercial) properties, landlords have been prohibited from granting new leases for properties rated below EPC E since April 2018. From 2028, the target minimum for commercial properties is expected to increase to EPC C.
MEES does not currently apply to owner-occupied properties or buildings exempt from EPC requirements. Exemptions are available but must be registered on the national exemptions register and have a maximum validity of 5 years.
